Help with custom wall graffiti

Hello guys, Im trying to edit various wall textures with graffiti. Something like this:

Now Ive downloaded map editor (constructor), exported the txd and dff file of a wall I want to edit and opening it with 3D Max gives me errors. Can someone please help me out with this? If you have a Discord drop it here and we can talk easier. Thank you for reading!
