-skateboard (as a vehicle and a weapon, later introduced in Bully)

-fully functioning car wash (later introduced in GTA IV)

-in many places the map was very different

-deleted peds, interiors, missions, vehicles, clothes, animations

-psycho ped

-there was possibility to buy furniture and furnish the house (there are leftover strings for these options)

-there would be random small earthquakes (leftovers in the code for weather, Vadim M made a video about that)

-Big Bear had bigger role, we would probably see his fat model after his return from rehab

-a lot more terrain to take over

Probably because the older name "Orange Grove" which is still mentioned by CJ in some of his quotes, plus the artworks. Check out Vadim's video on this.
