How Mike got the safehouse on Staunton Island and Shoreside Vale?

We know that Mike already had the Portland safehouse, after he moves to Staunton and then to Shoreside, the safehouse icon appears as soon as he arrives, who gave those two to him?

A better question is, how come Mike always talks to himself? And why does he never call Jonnie by his real name, and only by "the bartender"?

I'd like to think that maybe Jonnie lived in Staunton Island and the bomber lived in Shoreside Vale, and they both carried the keys to their houses at all times, and that Mike possibly took them for himself after their deaths.

Well Mike's pretty atypical when it comes to GTA protagonists because unlike most of them he's been in Liberty a long time, whereas the others are either going there for the first time or back after a long absence. So I imagine he already had all three safehouses long before the game's story began.
