Changing texture from day to night GTA SA (3ds Max)

Is it possible to have a building switch the texture when the night time starts? If yes, quick explaination how would be great.

This is what I've created, pay attention to the windows

Shutters replace the window, how is this done?

I've discovered that the shutters is a seperate .dff which appears between 22-8 in-game time!

It's a neat little effect

But how to control when the .dff appears?

Looking at the entry in LaWn.ide it has "22, 8" at the end, that might be it.

I decided to change the values from 22 8 to 20 22 to test it out and it worked! Thanks for the hint Mubber! 😄
