Massive loss in frames, could it be memory leak?

I don't know what's going on. The first day, I installed the game I was getting great frames 100-70 fps. I was testing out the different settings, with max settings aside with MSAA and MSAA reflections on x2. But now even with lower settings I'm only getting about 48-30fps... What gives? Is there memory leak? I've only had the game on PC for a week now, so I don't know if this is a problem that has been around for a while or if I'm one of the few cases. BTW my drivers are up to date... Is there a work around to my problem? The game is unbearable at this point some times it deeps to the low twenties. I'm even reading that some player with Titan X are having low frames...what gives?
