No Join Heist option in my phone

I thought i would finally have a look at Heists.. But i domt have the Join Heist option in my phone.. What am i missing.

 

I am rank 24 so not high, but above the 12 limit...

 

What am i missing.. Where/how do i trigger a hiest.. I dont want to host one.. I just want to join one,

You won't be able to do one until you go and see him at the L on the map, after that you should be able to quick join.

Back again... I didnt have chance to check last night.. But tried today and i do not have an "L" to go too.. Checked online and SP.. What am i missing here.. It must be something obvious.

quick join is a shortcut to the fleeca setup basically. Sometimes the actual heist if you are lucky, but beware, the setups pay like 4000 each and usually you wont get an invite to the actual heist afterwards

Do you have a high end apartment. You need one.

That was the next question i was going to ask.. I dont but i was told thwt you only need one to "host" a heist.. If i am only going to join thrm, i didnt need one.

 

Is this not the case? If so, where would i get a cheap one (still got 1.6m and never spent a penny (dont play online much))

The join heist option is utterly useless as everytime I've done it puts me in the very first set up mission for the bank. Idk if it gets better after you host heists or if its just random but it really does not seem random as I'm 10-10 with getting 'scope out' as for the APT just go to high end, anything with a 10 car garage is highend as long as its an apt. I think Del Perro is the cheapest I wanna say its in the high 100K
