True 100%.. Problem with randoms/phone calls?

So I am so very near to true 100% on GTA V, aside from a few stunt jumps and knife flights, I have just 26 more random events to do to see my Rockstar checklist complete..

 

However, dispite returning to the correct spots, over and over again, with different characters, Im having real trouble with them popping up..

 

In particular the Vinewood tour... I know I've started the tour before, but before i was really going for 100%, and after the first stop, I jumped off.. now it doenst seem to spawn any more.. the bus does, just down the road form the random event location, but not for me to jump on and view the tour..

 

Any ideas?

 

Im also having a problem with "phonecall jobs", you know the ones from the businesses you buy.. I've bought all apart from a couple of cinemas and the golf course, but not recieving any calls to help them out. I use to.. but recently, they all stopped.

 

Im desperate to get the call from downtown cabs for the achievement.. but its been days, even weeks of real time playing and I've not recieved the call.

 

are these common problems? are there any solutions?

I know the property missions are a bitch to spawn all of them . There are 54 in all . It took me a week or 2 of playing to get them all .
