Just did some research and number crunching for my own benefit and thought I'd create a user here to share the information with the community. What I did was grab the purchase price of all properties in the game, the income of the property, how the income is generated, and then put it into a usable format. I found a few sources of information that gave different weekly incomes but the differences were insignificant. I haven't verified all numbers in-game.

You can use this to see what property will give you the highest income for every dollar you spend on it. There are a few other perks associated with some properties that you should also consider (i.e. free car upgrades, free cab rides, etc.)

 

All properties with income that is earned by the week have been color coded with green showing you the fastest breakeven on your investment and red showing you the longest. In the Restricted column it tells you what players can buy the property. Happy shopping you moguls!

That is possible. I pulled the information together from online sources. One of them indicated it was Michael only but I'll take your word for it that it can be Trever (or any character).

 

I did the listing to help me decide what to buy so I haven't actually bought much. Just Smoke on the Wtaer, McKenzie Field Hangar and The Hen House.

Interestingly if you want to get the trophy/achievement for spending $200 million or more across all players you can do it by buying every property listed. It totals just about $219 million.

Aside from sonar place, and Trevors drug runs (I love subbing and flying) Im not "working" any more to make money. Thanks for this list.

Also, there are 30 nuclear waste collectibles that pay $23,000 each. So your total revenue for all 30 is $690,000. If you deduct the cost of $250,000 you are looking at profit of $440,000. I think this is one of the quickest ways to make cash by actually going around and doing something that shouldn't take a ridiculous amount of time.

Payback time seems way too high. I know your figures are correct, but some of these means we needed hundreds and hundreds of hours of gameplay time to even make a return on our investments.

To be honest, the number of weeks to breakeven is ridiculous. Who has that much time to invest in a game

 

 

I am not clear how much "in-game time" actually needs to pass per week. It definitely isn't real-life weeks! I know since buying some properties I've played a few hours and only got one email confirmation of my weekly revenue. At the $2,000,000 or less investment mark your minimum breakeven for any of the properties that pay weekly is 105 weeks. That does seem quite high.

 

I think people are going to finish story mode and buy the properties they are interested in for non-monetary reasons and then migrate to GTA Online.

I found one estimate that a day passes in 48 minutes in GTA V. So if you do the math -- 7 days x 48 minutes = 336 minutes or 5.6 hours of game time per week.

 

That means to breakeven on a property that takes 105 weeks you are looking at 588 hours of game time. That seems astronomically high and convinces me we need to be missing something in the equation. I guess time may advance faster at certain intervals (i.e. missions that auto advance to night, when you sleep and save your game, etc.) but it really doesn't make it seem like property investment is a very good decision.

20 in game weeks should be about 112 hours, no? I could be wrong.

20 x 7 x 48 / 60

 

20 weeks times 7 days equals 140 days

 

times 48 minutes, for total minutes, and then divided by 60

That would be exactly half of what I had posted above. Still makes the breakevens ridiculous. I don't know which estimate between the 24 minute cycle and 48 minute cycle is accurate. 24 minutes being a day would make a hell of a lot more sense (1 hour = 1 minute).

You also have to consider that after a certain point the opportunity to make huge amounts of money disappears. Do certain missions early (something you might do if you don't read up on games beforehand) and your looking at a situation where you might as well start again.

Thanks for posting the spreadsheet, looks good. If you Invest Money in the stock market before the heists and the assassination mission you can make some good Money as well.

Thanks for the spreadsheet. I planned on doing this tonight but you bet me to it. It is useful in highlighting how useless the property system is and shows that making money in GTA V is extremely difficult.

The perks of the golf club are unknown as of yet, it's bound to have some pretty awesome perks as it's the most expensive purchase in the game.

I'm just wondering really how fast can the week go on @ GTA V?

 

Like when going to missions it sometimes get over a day or half day so does it help it?

How about the sleeping saving? If you do it enough can you get over weeks easily? :D

You can get $12,000 a week for the Mckenzie Hanger actually, $5k for road and $7k for air deliveries.
