Wow, this looks awesome. If you're basing it in North Carolina, I could probably get you some good reference pictures next time I go to my grandmother's house. I live in wilmington, which is quite different from the atmosphere of this mod, but out towards Rocky Point and Fayetteville (a.k.a. "Favul" to some people. Leland is the worst for dumb rednecks.) are many areas that look a lot like what you're trying to create. I may even be able to make you a few abandoned/burned down houses. (Which are a lot more common than one would think once you get out into the country.)

This mod does slightly have a rural southern vibe sorta around it. I'm actually from South Carolina so I get what this guy is talking about. The rural south is full of old plantation houses and there are old rusted shacks covered with kudzu which gives off a creepy feeling.There are some really dark forests and swamps in South Carolina so if you guys are looking for inspiration maybe look check out some pictures and from the rural south. Here are some examples of what I'm talking about.
