In one of these houses in Cedar Grove, Shoreside Vale. Nice little place, I could then just walk up the hill trees towards Ghost Town and just see the whole LC.

Wrong Universe pal, it's Staunton Island. This is GTA 3 Universe, not GTA IV Universe.
Anyway, I would rather live Saint Marks on Portland (but holy f*cking god the Leone Mafia keeps shooting at me with the shotgun if i live that area), Toni's Safehouse from LCS, Staunton Island and Cedar Grove on Shoreside Vale

In Portland I'd live in the Red Light District - Claude's hideout is perfect with some diy work; but otherwise it has a bed, a kitchen, presumably a toilet and a bathroom - all within a close proximity to each other, and just off the crime-ridden park round the back, so safer to get home at night via a train. Otherwise anywhere in Portland would do - it is my favourite island.
I don't really like the idea of living in Staunton, but if I must I'd pick the northern park, preferably a low-rise building around the Flatiron building or the fire station.
An of course in Shoreside Vale it would be either Cedar Grove or the or the block of flats where Claude lives. In both cases picturesque views and have places to walking around and to park.

somewhere overlooking the subway tracks, in both GTA3 and IV i can stand for hours listening to the sound of the subway trains, Rockstar got the sound and ambience so right especially at night

Saint marks, (mostly) safe from Claude and I'm spoiled by Italian food so living by an Italian restaurant would be convenient
