I like some of the assets/property ideas, and some more ideas that might be suitable, as well as other things that could be used as rewards:
Mean Street/Borgnine Taxi's - becomes available to buy after doing 100 Taxi missions
Easy Credit Auto's - becomes available to buy after completing the Import/Export lists (the reward for those seemed pretty pointless, I only ever used it to make more cash getting securicar's cracked at Portland docks). Similar to Sunshine Auto's it could have it's own list that rewards you with (VC?) cars being added to the showroom and it would also be cool to put in a few street races to be accessed there (including bike ones)
Salvatorre's mansion (expanded slightly) - becomes save point with Yakuza gang cars after Sayona Salvatorre and gang territories changed to have Yakuza fighting the Mafia in the streets around it like the Mafia do with the Triads.
Kenji's Casino - would have to buy this as an asset after Waka Gashira Wipeout, as to just be awarded it would seem to make it too obvious to the Yakuza that Claude whacked Kenji.. would be cool to have the sign change to Claude's Casino
Catalina's Mansion - similar to Salvatorre's Mansion, but with a Maverick in the garden, unlocked after The Exchange. Maybe the Columbians could become allies because you whacked Catalina, and you generate cash there from Spank sales... (maybe the Columbians selling Spank at the coffee stands could appear permanently afterward that mission, from which you could also buy health/adrenaline by walking into a small mission marker)
Motorbike delivery missions - e.g. for restaurents, like the Pizzaboy missions or similar to the Hippy Shopper mission in SA, could aquire assets that way, e.g. for BJ's groceries (in Staunton under the ramp for the lift bridge, perhaps unlocked after doing the protection mission for Kenji)
Robberies: Perhaps available after The Getaway - would need more work than most due to need for a few interiors, e.g for banks, or restaurants (anyone fancy ripping off Marco's Bistro, or perhaps places like the newspaper stand where you have to shoot the Triad guy)
Changes of clothes available at clothes shops, or maybe at hideouts
Skimmer and Sea Sparrow spawn at the airport at 100% completion
PolMav unlocked at Staunton PD building after Vigilante level 12 reached - possibly have Police Uniform appear at the top of the building or something too, perhaps with VC weapon spawns at 100%/100 items/whatever there too
Brown Thunder missions
Parked Sanchez' next to the Patriot and Landstalker checkpoint missions, each bike to appear after that mission is completed/ability to do Multistorey Mayhem on a PCJ once it's been done in the Stallion
Parked location for a Packer, maybe near the Pay N Spray in SSV, when all insane stunts are completed
Ammunation could have the VC shooting gallery/target practice missions
Add VC weapon pickups to Ammunation after completing the new Ammunation missions and Phil's weapons after Arms Shortage
Buy food for health like in VC from shops.
Valet parking mission at the AM building in Staunton using the underground car park a la San Andreas (if thats even possible?)
Gang-war style rampage missions, unlocked after The Exchange and 3 visible phone mission sets are complete, one for each gang, objective to kill a certain number of gang members (e.g. 100, and getting more difficult for each gang) with each gang being replaced with the Yakuza
Additional properties to buy - apartment at Misty's block, garage/lockup (perhaps with no save point) at the Docks, maybe a few down from the securicar cracking place, apartment with garages near the witness protection louse/multi-storey car park, available to buy after Sayonara Salvatorre or The Exchange
Finally, properties/assets that you can buy should be quite expensive, therefore earning money from them would be worthwhile.
Hopefully those suggestions aren't too far fetched and shouldn't interfere with the plot..
